HOUSE RULES, DISCLAIMER AND LIMITATION OF LIABILITY FOR 620 Cross St, Dresden, Ontario
NOTICE TO ALL RENTERS AND OCCUPANTS:
Please read this Disclaimer and Limitation of Liability ("Agreement") carefully before booking the
premises located at 620 Cross St, Dresden, Ontario, Canada ("Property").

By using or occupying the Property, you acknowledge and agree to the terms outlined herein.
1. Acknowledgment of Risks:
You acknowledge that the Property is an old structure, in a country setting, with inherent risks,
including but not limited to steep stairs, stairs without handrails, dark areas, sharp corners and
items, slippery surfaces, a pool area and other items and areas that may cause harm if not
properly considered ("Risks"). You agree to exercise caution when navigating the Property and
to supervise any minors or individuals requiring assistance, specifically minors or others near or
around the pool area as the pool is on average deeper than three-feet with steep sides and
limited steps.
2. Assumption of Risk:
You voluntarily assume all Risks associated with the use or occupancy of the Property,
including the risk of injury, death, property damage, or other losses, whether such Risks are
apparent at the time or discovered subsequent to your departure from the Property. You agree
to take all necessary precautions to ensure your safety and the safety of others in your party.
3. Release and Waiver:
You hereby release, waive, and discharge The Blumberg's, its officers, agents, employees,
and any other affiliated parties from any and all liability, claims, demands, actions, and causes of
action whatsoever arising out of or related to any loss, damage, or injury, including death, that
may be sustained by you or any guests, or to any property belonging to you, while using or
occupying the Property, regardless of whether such loss is caused by the negligence of The
Blumberg's, its officers, agents, or employees, or otherwise.
4. Limitation of Liability:
In no event shall The Blumberg's be liable for any indirect, punitive, incidental, special, or
consequential damages arising out of or in any way connected with your use or occupancy of
the Property, whether based on contract, tort, strict liability, or otherwise, even if advised of the
possibility of any such damages.
5. Identification:
You agree to indemnify and hold harmless The Blumberg's from and against any and all
losses, liabilities, damages, fines, penalties, costs, and expenses (including attorney's fees)
arising from or related to your use or occupancy of the Property, including but not limited to any
claims for personal injury, death, or property damage that are apparent at the time or discovered
after your departure.6. Lost and Found:
The Blumberg's assumes no responsibility for personal property left behind by renters or their
guests. It is the renter's responsibility to check for personal belongings prior to departure. If
items are found after departure, The Blumberg's will make reasonable efforts to notify the renter
and arrange for shipment at the renter's expense.
7. House Rules:
By renting this property you are acknowledging the following rules and agree to abide by them
without exception. Failure to follow the rules will lead to the immediate termination of the rental
agreement and removal from the property:

A. The house and grounds, including the parking lot and drive are non-smoking without
exception. This includes but is not limited to Cigarettes, Cigars, eCigarettes, Vapes, and
Cannabis.
B. Renters agree to respect the neighbourhood and maintain a reasonable noise level.
Dresden has a noise ordinance in place that requires quiet hours, outdoors, between
10pm and 7am. Renters are responsible for the conduct of all persons in their party.
C. Check in is at 2pm and check out is at 11am. Late checkout is subject to penalties
unless previously arranged.
D. Touching of the taxidermy and skeleton displays is not allowed. Oils and dust from skin
can harm the items.
E. Saging of the house, or any other “clearing” activities are not allowed.
F. Damage and Repairs:
Renters are responsible for any damage to the Property or its contents during their stay,
beyond normal wear and tear. The Blumberg's reserves the right to charge the renter for any
repairs or replacement needed due to renter's negligence or intentional misconduct. Charges for
damages may include but are not limited to labor, materials, and loss of future rental income.
G. Theft:
Renters are responsible for the safekeeping of the Property and its contents during their stay.
The property is inspected before and after each stay and items identified as missing will be
noted and charges will be made for replacement. The Blumberg’s reserve the right to report
theft to the local authorities.
H. Maintenance and Repair Notification:
Renters are required to promptly notify The Blumberg's of any maintenance or repair issues
that arise during their stay. Failure to report such issues in a timely manner may result in renters
being held responsible for any subsequent damage.
I. Historical Features:
The Property may contain historical grandfathered features, such as steep, uneven stairs
without handrails and uneven surfaces, that are not up to modern building standards. Rentersagree to respect and preserve the historical integrity of the Property and to exercise caution
around any such features.
J. Use of Amenities:
The Property includes amenities such as a pool, gym, laundry facilities, kitchen, fireplace,
barbecue, or other facilities, renters agree to use these amenities responsibly and in
accordance with any instructions provided by The Blumberg's. Renters assume all risks
associated with the use of these amenities.
K. Pest Control:
Due to the age of the Property, there may be a risk of pests. The Blumberg's regularly inspect
and treat the Property for pests, but cannot guarantee that the Property will be free of pests at
all times. Renters agree to keep the Property clean and to dispose of food waste properly to
mitigate this risk.
L. Weather and Environmental Conditions:
Renters acknowledge that the Property may be subject to adverse weather and
environmental conditions, such as storms, high winds, and extreme temperatures, which are
beyond the control of The Blumberg's. Renters agree to take appropriate precautions during
such conditions.
M. Access by The Blumberg's:
The Blumberg's or their designated representatives shall have the right to access the
Property for the purposes of inspection, maintenance, or emergency response with reasonable
notice to the renters, except in the case of an emergency where immediate access is necessary.
N. Insurance:
Renters are encouraged to obtain traveler's insurance or a renter's insurance policy to cover
personal belongings, personal wellness, trip cancellations, and other potential losses during
their stay.
O. Limitations on Rental:
The Property is rented for residential purposes only and shall not be used for events (unless
prior approval has been given and local bylaws and permits satisfied), commercial purposes, or
any activity that violates local zoning laws.
P. Compliance with Rules and Regulations:
You agree to comply with all rules and regulations set forth by The Blumberg's regarding the
use and occupancy of the Property, as well as all applicable local, provincial, and federal laws.
Q. Governing Law:
This Agreement shall be governed by and construed in accordance with the laws of the
Province of Ontario and the laws of Canada applicable therein, without giving effect to any
choice of law or conflict of law provisions.20. Entire Agreement:
This Agreement constitutes the entire agreement between the parties with respect to the
subject matter hereof and supersedes all prior or contemporaneous communications and
proposals, whether electronic, oral, or written, between the parties with respect to such subject
matter.
BY RENTING, USING OR OCCUPYING THE PROPERTY, YOU ACKNOWLEDGE THAT YOU
HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS
TERMS AND CONDITIONS.
